About the role
Reporting directly to the Workplace & Facilities Campus Manager this role is key to the success of the smooth operation of the Hull R&D site. Directly supporting Test Facilities, Laboratories, support offices and other general areas of the site and infrastructure.
The successful candidate will be the primary interface with the business on day-to-day basis. Being responsible for the effective management and maintenance of all hard services (Mechanical & Electrical (M&E) and in fulfilling this duty will take lead responsibility for the continued upkeep and availability of the site from a maintenance perspective.
The role will also require management and leadership of FM related investment projects aimed at improving and upgrading the infrastructure of the Hull R&D Site, ensuring they are delivered on time, within budget and to the required quality and compliance standards
Pivotal to the success of this position is the day-to-day interface and leadership of an onsite team of service providers who are contracted to deliver maintenance support to the business 24/7 365 days a year.
An ability to galvanise these working teams towards a common goal will always be a key element of this role ensuring that Reckitt continues to maintain its assets to the highest standards, maximise its investments and continually look to improve the business through cost saving efficiencies and process improvements.

Your responsibilities
- Responsible for daily management of both on site term maintenance contractors and sub-contractor teams working on the R&D estate.
- Where necessary work with Supply based colleagues on engineering / facility projects that have a mutual campus benefit or are necessary to maintain routine campus operations in Hull. Requirement to work outside the typical work hours due to the nature of some site activities.
- Work with the R&D teams and Quality to ensure compliance with internal and external regulations
- Raising and progressing records Quality actions, including feedback to quality and managers for escalation as required.
- Assist the Workplace & Facilities Manager in budgetary planning and management for both Operational cost (opex) and Cap-Ex cost. To include.
- Project management of certain investment projects
- Management of financial matters within the scope of the role including raising of purchase orders and diligent post approval management of receipts, accruals and amendments.
- Accurate cost reporting and Provision of financial status input to monthly FM cost reviews highlighting areas of concern and proposed remediation strategies.
- Ownership & accountability for the hard service budget & utility costs
- Maintaining all statutory provisions (Plant and equipment Inspections / registers etc) are maintained and updated raising points of concern immediately to the Workplace & Facility Manager where non conformances / risks are present.
- Develop and maintain the accuracy of the electronic site asset management tool (FSI/MRI) ensuring that all maintenance tasks are scheduled via the system and all appropriate record keeping is maintained within the system to support compliance and audit.
- Provide 24hr oversight of the site BMS and EMS systems ensuring that as a maintenance function the site is appropriately monitored and well positioned for reaction to adverse events / out of specification arisings.
- Support to the on-site H&S teams for KWS, KWN ensuring that FM are appropriately represented at each monthly review from a maintenance perspective. Participate in H&S audits and assist in developing procedures for health and safety
- Ensure that a robust suite of Managed Service contracts is established (either directly or through a 3rd party maintenance provider) and maintained for key infrastructure plant and equipment to ensure that Reckitt maintains its operational and legal compliance.
- Develop strong relationships with service providers to ensure the company receives the very best service standards and value for money as set in KPI\\\\\\\'s and SLAs with key suppliers with whom Reckitt has longer term relationships.
- Take a proactive role in developing a robust and documented FM management system that will encompass Maintenance, Investment and legal compliance and will be compliant with broader Reckitt initiatives (eg Environmental practice etc..). In support of this develop process standards, SOP\\\\\\\'s and work instructions for key maintenance activities to ensure compliance to standard and ongoing maintenance of our GMP compliance and standard.
- Track / Monitor and report upon utility costs and consumption data for R&D site ensuring that all invoicing, payment and consumption tracking is maintained accurately in order to ensure R&D spends are correctly provisioned for and tracked as part of monthly finance reviews.
- Support the FM Manager and EHS Team in updating and maintenance of the site Business Continuity Plan (BCP) and response procedures from an FM perspective as related to the R&D Campus.
The experience we\\\\\\\'re looking for
- A good level of education (Ideally to HNC/BSc Level) coupled to an Engineering background and knowledge of mechanical & electrical systems is essential.
- Strong knowledge of evaluating and vendor selection based on quality, compliance and cost effectiveness and the ability to meet specific GMP requirements.
- Experience in systems and building management, around certification in Legionella & Asbestos Management
- Knowledge of Pharmaceutical manufacturing processes and understanding of GMP requirements is advantageous.
- Extensive work-based experience with a minimum of 5 years in a Facilities Management role with specific experience in managing front line maintenance of Mechanical / Electrical systems/services is essential
- Competence in producing and maintain written reports for management and manage appropriate documentation associated with maintenance management is necessary.
- A level of budgetary management experience with the ability to control assigned budgets and resourcing levels. The ability to produce financial analysis for inclusion at management reviews is essential.
- Good knowledge and experience of project management and organization skills will be needed
- Has completed training in and can demonstrate a strong understanding of occupational Health & safety practices underpinned by a minimum of NEBOSH certificate. This coupled with demonstrable work-based experience in risk assessment and provision of safe systems of work is key to this role.
- A dedicated, accomplished and supportive team worker who can be relied upon to always deliver what is required by the business on a daily basis.
- Must possess the highest communication skills, both written and oral.
- Proven ability to work under pressure without compromising on deliverables with ability to effectively prioritise and execute tasks in demanding environments and demonstrates an openness to change and ability to think out of the box.
- Can use own initiative and be a real self-starter.
- IT literate with proficiency in the use of relevant applications and tools, including MS Office 365 Office suite and other bespoke IT system toolsets.
- Good communication, networking and interpersonal skills, including Influencing abilities in areas with no direct reporting authority.
